Cold apply repair is the workhorse. We billed Malarkey 3-Ply Cold Apply ten separate times between 2020 and 2024, from a $300 spot repair to a $4,800 full section. Cold apply systems bond without a torch, which matters on occupied buildings where open flame is a fire-watch problem and an insurance question.

A flat roof under maintenance is dramatically cheaper than a flat roof under repair. Our own numbers show it: a $300 cold apply spot repair addresses the same seam that costs $4,800 once water has tracked under the membrane.


Which flat roof systems do we install in Calgary?

SBS modified bitumen (torch-on) is a two or three ply asphalt membrane heat-welded at the seams. It handles Calgary’s thermal cycling well and remains the most common commercial flat system in the city.

Malarkey cold apply, including 3-Ply and Omniseal, bonds with adhesive rather than flame. We use it on occupied buildings, on roofs with adjacent combustibles, and for repair work where a torch is not practical.
