Median priced upgrade: $3,525, across 8 priced quotes. That sits on top of the base roof price, not instead of it, and adds roughly 40% to our median Calgary re-roof of $8,662. Fourteen further quotes carried the Class 4 upgrade at $0, where an insurance settlement covered the betterment or the upgrade formed part of the quoted scope. The rating tests impact, not everything

UL 2218 measures resistance to cracking under impact. It does not measure granule loss, so a Class 4 roof can still take cosmetic hail damage that an adjuster will note.

Where things actually stand in 2026

The Resilient Roofing Rebate is closed

The City of Calgary ran the program from 1 June 2021 to 31 May 2022, paying up to $3,000 toward a Class 4 upgrade. It has not returned. In June 2025 City administration rejected reinstating it and recommended a Hail Resilience Improvement Network instead, and that position stood as of January 2026. If a Calgary roofer still advertises the rebate as available, they have not checked since 2022.

What your Alberta policy actually covers

Standard Alberta homeowner policies cover hail damage to the roof, subject to your deductible. Two details decide what you receive: whether you hold replacement cost or actual cash value coverage, which depreciates an older roof, and whether your carrier excludes cosmetic damage. That exclusion is the single most common reason a Calgary hail claim gets reduced.
