What a Skylight Costs in Calgary

Fratello Roofing & Exteriors Ltd installed new skylights at $1,556, installed sun tunnels at $950, and reflashed existing skylights at prices running $125 in 2024, $600 and $625 in 2025, and $850 in 2026.

Those are real line items from our own invoices, 836 documents issued between August 2019 and August 2026.

102 of those 836 documents mention a skylight. Skylights generate work out of all proportion to how many roofs carry them, and almost all of that work is flashing.

What skylight prices do our records show?

Reflashing cost roughly seven times more in 2026 than in 2024. Metal, labour and the flashing kits themselves all moved. Anyone quoting you 2024 skylight prices today is working from a price list that no longer exists.

Why do so many prices say “chimney and skylight”?

Twenty of our invoices bill chimney and skylight flashing together on one line. Roofers bundle them because a crew already on the roof reflashing a chimney handles the skylight in the same visit at a fraction of a separate call-out.

That bundling is also why homeowners cannot compare skylight quotes. One contractor prices the skylight alone, another prices it inside a chimney line, and the numbers look nothing alike. Ask for the skylight priced as its own line. We will do it either way.

Where do skylights leak?

Skylights almost never leak through the glass. They leak at the flashing kit, the curb, and the seal between the unit and the roof deck.

Four failure points, in the order we find them:

1. Step and head flashing. The metal that ties the skylight into the surrounding shingle courses moves with every freeze-thaw cycle. Calgary delivers roughly 100 of those a year.
2. The perimeter seal. Factory seals age. Sun exposure at Calgary’s elevation accelerates it.
3. Ice damming above the unit. Snow melts on the warm glass, refreezes at the cold shingle above, and backs water under the flashing. This is a Calgary-specific failure that southern installers rarely see.
4. Condensation mistaken for a leak. Water running down the inside of the glass on a cold morning is often condensation, not a roof leak. Warm humid interior air meeting cold glass produces it. Fixing that means ventilation, not flashing.

Reflash, repair or replace: how do we decide?

The cheapest time to touch a skylight is during a roof replacement. The surrounding shingles are already off, the flashing is already exposed, and the labour is already on site. Our $125 reflash happened exactly that way. A standalone reflash years later costs several times more.

If your roof is within five years of replacement and the skylight is leaking, factor both into one decision.

Will all skylights eventually leak?

Every skylight is a hole cut in a waterproof surface and sealed with materials that age. Given enough Calgary winters, the seal or the flashing will need attention. That is a maintenance schedule, not a defect.

Modern units with proper factory flashing kits, installed with adequate ice and water membrane around the curb, run 20 to 25 years before that point. 587 of our 836 documents specify ice and water membrane or synthetic underlayment, and skylight curbs are one of the places it matters most.

Skylights installed without a proper flashing kit, or set into the shingle field with sealant alone, leak much sooner. We have replaced several.

Are skylights worth the money in Calgary?

The case for: natural light in rooms with no exterior wall, ventilation in bathrooms and kitchens on venting models, and daylight during Calgary’s short winter afternoons where it genuinely changes how a room feels. Sun tunnels at $950 deliver much of the light benefit at a fraction of a full skylight’s cost and cut a far smaller hole in the roof.

The case against: every skylight is a penetration, and penetrations are where Calgary roofs fail. Our own repair records make that unambiguous, with 102 documents mentioning skylights and 242 mentioning chimneys, both far ahead of shingle field failures. Add heat loss in winter and heat gain in summer through the glazing.

Our position: a well-flashed skylight on a roof with proper ice and water membrane is a reasonable feature. A skylight added to a roof that already has drainage or ventilation problems compounds them. Fix the roof first.

What do we do on a skylight call?

1. Determine whether it is a leak or condensation. Different problem, different fix, and getting this wrong wastes your money.
2. Inspect the flashing, curb and surrounding shingle courses, with photographs. Inspections run from $175.
3. Quote reflash and replacement separately so you can see both numbers.
4. Check the roof’s remaining life, because if replacement is close, doing the skylight during the re-roof costs a fraction.
