Repair pricing confuses homeowners because the word covers a $150 flashing reseal and a $14,500 structural rebuild. This page separates them.

Where do Calgary roofs actually leak?

Across 836 documents, 242 mention a chimney and 102 mention a skylight. Those two penetrations, not the shingle field, generate the majority of our repair calls.

Chimneys leak because flashing fails, not because the shingles fail. A chimney interrupts the roof plane, and the metal that seals that interruption moves with every freeze-thaw cycle Calgary throws at it. We reflash chimneys at a median of $150. When the chimney itself needs rebuilding rather than resealing, the price climbs toward the $3,200 top of our range.

Valleys and eaves leak from missing or undersized ice and water membrane. 587 of our documents specify ice and water membrane or synthetic underlayment, because Calgary ice damming demands it. Roofs built without a 4-foot eave membrane show up in our repair records repeatedly.


Can you repair just part of a roof?

Yes, and we do it constantly. 106 of our invoices cover partial repair rather than replacement.

Partial repair works when three conditions hold:

  1. The damage is localised. A single valley, one chimney, a wind-lifted section.
  2. The surrounding shingles have life left. Under roughly 15 years old, still flexible, granules intact.
  3. A colour and profile match exists. Owens Corning Duration appears in 386 of our documents, so matching a Duration roof is usually straightforward. Discontinued products are not.

Partial repair stops working when the roof is already near end of life. Spending $2,500 patching a 22-year-old roof buys two seasons. That same $2,500 is a quarter of a full replacement at our median of $8,662.

Our rule: if the repair quote exceeds roughly 25% of the replacement quote and the roof is over 18 years old, replace it.


Can you replace just a few shingles?

Yes. Replacing a handful of wind-lifted or cracked shingles sits at the cheapest end of our work, typically bundled into a service call rather than billed as its own line.

Two things make it harder than it sounds. Shingles seal to each other with a thermal adhesive strip, so removing one without damaging four neighbours takes a warm day and a flat bar. And a replacement shingle on a 15-year-old roof will not match, because granule colour weathers.

Cosmetic mismatch is not a reason to skip a repair. Water is.

An emergency call is warranted when water is actively entering the building, when wind has removed shingles and exposed the deck, or when hail has struck and the roof is now open. Everything else can wait for a scheduled visit and costs less.

What is the cheapest way to repair a roof?

The cheapest legitimate repair is the one done early. Our own ladder proves it: a chimney reflash at $150 handles the same leak path that costs $1,101 once water has soaked the decking and $382 more once that decking needs replacing.

Sealant products marketed for DIY roof repair, including flex seal type coatings, bridge a gap temporarily on a flat surface. They do not restore a flashing detail, they do not survive Calgary’s freeze-thaw cycling on a sloped roof, and they contaminate the surface so a proper repair costs more afterward. We have removed them.

The genuinely cheap move is an inspection. We billed 66 at a median of $175 and waived the fee entirely on several when the inspection led into work we performed.
